Building Construction

What is BIM?

BIM (Building Information Modeling) is a digital representation of the physical and functional characteristics of a building, enabling efficient design, construction, and operation throughout its lifecycle.

BIM (BUILDING INFORMATION MODELING)

BIM, or Building information Modeling is a work methodology for building design and construction. Supported by the 3D modeling of the building, interdisciplinary coordination, the information contained in the model elements and parametric constraints.

The result of a correct BIM process is a 3D model, that offers the necessary information for the project, along with drawings and material lists. Additionally, a BIM model must be beneficial to every part of the building lifecycle, from concept to the everyday ins and outs of the building occupancy, and an eventual renovation or demolition

What differentiates BIM from a traditional CAD process?

With a traditional process, using tools like AutoCAD, the architect, engineer or draftsman create 2D drawings, drawing every part of the building, with no coordination between each view, and no information integrated into every drafting element. Making a change to a drawing requires that the person in charge understands and remembers which sheets of the whole set need to be adjusted in order to accommodate the change, and they must make the adjustments by hand on each sheet

Once the sheets are created, these are given to an estimator, who, by hand, has to count every element for the building, supported by measuring tools and spread sheets

Once on the construction site, programming must be created for every task using software that is not specific to construction, and the drawings must be checked by hand along with the programmed tasks

Using BIM Methodology, the architect, engineer or draftsman, create a 3D model, by inserting elements from existing libraries, or creating their own. The finished model then creates the drawing automatically, and the information on every element can be tagged. A change to any part of the model is reflected automatically on every corresponding view

Once the model is finished, the estimator can use the model to count every element automatically, focusing their time and attention on obtaining the correct information on prices and the best deals, all while the software keeps track of every quantity

Once we get to the construction itself, programming can be done with that same 3D model, and using specialized software for task programming, using the information inserted into the model elements from the start

Summarizing,  the use of BIM Methodology brings clear advantages to the table when it comes to the speed of modeling and documentation, certainty to the decision process, greatly increases the speed of the estimation process, and ensures the task programming is complete and precise

A true BIM design and construction process must integrate every part of the building lifecycle and allow easy collaboration among disciplines
